Perry Homes is one of the most trusted builders in Texas, especially for buyers who want a clean, modern look without anything feeling too over-the-top. Their open floor plans, tall ceilings, and functional layouts create homes that feel welcoming the moment you step inside. With Perry, you get that perfect balance of style, quality, and everyday livability.
Below you’ll find my honest take on what Perry brings to the table in Grange and whether they might be the right fit for you!

First and foremost, I don’t work for Perry, and they didn’t ask me to write this review.
I also include this next part on every post that I write, so I apologize if you’ve read it before lol.
Before becoming a realtor, I worked for a new home builder in Katy, which is where the majority of my knowledge of new construction homes comes from. Even after leaving and becoming a realtor, I’ve exclusively sold new construction homes. This means that I’ve worked with almost every builder that you can think of, attended dozens of walkthroughs, reviewed countless inspection reports, carefully read thousands of pages of builder contracts, and collectively saved my clients hundreds of thousands of dollars.

I’ll cover a few FAQ’s related to amenities, schools, taxes, and HOA in Grange before diving into the pros and cons of Perry Homes.

Perry homes always give off that “quiet luxury” vibe that buyers love.
What amenities does the community have?
If you purchase a Perry home in Grange, you’ll have VIP access to phenomenal planned amenities. Once complete, they’ll include a:
12,000 square foot Harvest Hall Clubhouse
Community room
Co-working space
Fitness center
Resort-style pool
Event lawn
Covered pavilion with 6 pickleball courts
What schools will my Perry home be zoned to?
Perry Homes in Grange is zoned to Katy ISD, which is one of the top districts in the state. Right now, the designated schools are:
Robertson Elementary School
Katy Junior High School
Katy High School
In the future, there are plans for a brand-new elementary and middle school right inside the community.
What is the tax rate and HOA fee?
Tax Rate: 3.26%
HOA Dues (as of Fall 2025): $1,320 per year
The tax rate and HOA are on the higher side, which is something to think about long-term. However, the HOA dues reflect all the attractive amenities that are planned, and the tax rate is pretty standard for a new master-planned community in a great school district.
Expert Review: Pros and Cons of Perry Homes in Grange
Pros:
✅ Generous discounts and incentives. In my experience as a realtor, Perry is typically willing to provide generous discounts, while also consistently offering incentives like $25,000 or more in flex cash (keep in mind that incentives change quite frequently).
✅ Strong reputation for quality. Although you will still need to obtain a third-party inspection, Perry has a very strong reputation for quality. While most builders provide a one year workmanship warranty, Perry’s is for two years.
✅ Exceptional included features. Perry homes come equipped with standard features like full masonry on the first floor, a front and back yard irrigation system, and a smart home package that includes a video doorbell, keyless entry, and smart enabled light switches. Other builders often charge extra for these features, but they are included at no additional cost with Perry.
✅ You can use any Perry salesperson. If you find a Perry salesperson that you love in one community but ultimately decide to buy in another, you can still work with the Perry salesperson that you love! My go-to Perry salesperson provides top-tier service like no one else I’ve ever met. He is kind, responds quickly, and even offers to provide transportation and lunch when you tour a Perry home!
Cons:
❌ Realtors aren’t invited to walkthroughs. When you purchase a new construction home, you will be invited to a walkthrough that includes a detailed presentation on the features of your home. When the presentation is over, you’ll have the chance to review the inspection report for your home with the head of the construction team and search the home for defects and paint imperfections that you will mark with blue tape.
With Perry, realtors aren’t invited to these walkthroughs. The problem with that is that buyers are missing out on having their advocate and expert review their home. During walkthroughs with other builders, I have literally crawled on my hands and knees to mark imperfections that needed to be fixed on baseboards and under cabinets. I inspect the very tops of ceilings and point out cracks in hard-to-see places. I can’t help but think that Perry doesn’t allow realtors at walkthroughs because they don’t want to do the extra work of fixing the cosmetic issues that the detailed eyes of an experienced realtor like me might catch.
Unmatched
When it comes to consistently building phenomenal homes, Perry is unmatched.
My Honest Opinion
My personal philosophy is that I wouldn’t advise a client to buy a home that I wouldn’t buy myself. So would I buy a Perry home in Grange? Yes.
For a client who wants to purchase a Perry home in Grange, I’d overcome the con above by coaching them on what to look for at their walkthrough beforehand. But because of the generous incentives, reputation for quality, exceptional standard features, and a the ability to use any salesperson that you want, my expert opinion is that purchasing a Perry home is a great choice!
