Grange in Katy: Everything You Need to Know

If you’ve been keeping an eye on Katy’s new construction scene, you’ve probably heard about Grange. This new master-planned community near Cane Island is shaping up to be one of the most popular places to live on the west side of Houston.
Homes here start in the $400s, which is pretty appealing considering what the community is expected to offer once it’s complete: resort-style pools, a fitness center, community room, coworking space, playground, event lawn, covered pickleball courts, and a Harvest Hall clubhouse that’s going to be the heart of it all.
But beyond the flashy amenities, Grange just has that “this is the one” feeling. It’s an attractive option for families, professionals, and anyone who wants to plant roots in a growing part of Katy.
Zoned to Katy ISD Schools
One of the biggest draws of Grange is the schools. It’s zoned to Katy ISD, which is one of the top districts in the state. Right now, the schools serving this community are:
Robertson Elementary School
Katy Junior High School
Katy High School
And in the future, there are plans for a brand-new elementary and middle school right inside the community.
A Johnson Development Community (Yes, That’s a Big Deal)
Okay, let me tell you something I’ve learned from years of working as a salesperson for a builder and as a realtor: not all developers are created equal.
Grange is being developed by Johnson Development, which also created Cross Creek West in Fulshear and Jubilee in Hockley (both are stunning communities). These folks don’t cut corners. They know how to blend the basic structure of a master-planned community with top-notch aesthetics and modern living. I always tell my clients that Johnson Development communities just feel good.

My Favorite Builders in Grange
You’ve got several builders in The Grange, but I’m going to be honest: My favorites are Perry, Westin, and Highland Homes.
Here’s why:
Perry: They’re consistent. The floor plans are modern, functional, and have that timeless look that doesn’t feel trendy (in a bad way).
Westin: You’ll recognize their signature curved staircases and grand entryways right away. If you’re into that “wow” factor, this is your builder.
Highland Homes: They’ve been in the game forever, and it shows. They’re big on customization, high-quality finishes, and details that make your home feel one-of-a-kind.
You can’t go wrong with any of the builders in Grange, but these are the ones that I get the most excited to show my clients!
Taxes and HOA
Let’s talk money, the most important part of being an informed buyer.
Tax Rate: 3.26%
HOA Dues (as of Fall 2025): $1,320 per year
The tax rate and HOA are on the higher side, which is something to think about long-term. However, the HOA dues reflect all the attractive amenities that are planned, and the tax rate is pretty standard for a new master-planned community in a great school district.
Pros and Cons
Pros:
✅ Getting in early = building equity. Prices are lower right now than they’ll be in a year or two once more homes are built and amenities open.
✅ Amazing amenities. Once everything is complete, this neighborhood will feel like you’re living at a resort.
✅ Strong developer reputation. Johnson Development communities have a proven track record of increasing in value.
✅ Katy ISD schools. Enough said.
✅ Top-tier builders. Perry, Westin, and Drees all have solid reputations and deliver beautiful, high-quality homes.
Cons:
❌ High tax rate. 3.26% can definitely add up, especially on higher-priced homes.
❌ HOA fees. $1,320 per year is not outrageous, but it’s something to factor into your monthly costs.
❌ Unfinished amenities. It’s still early, so some of the community features won’t be ready for a bit.
❌ Construction all around you. Early buyers get better pricing but have to deal with noise and dust until the community fills out.
Now this is a living room.

My Honest Opinion
The Grange is perfect for buyers who want that mix of modern living, great schools, and long-term investment potential. Yes, the taxes and HOA might sting a little, but the chance to get in early (before prices climb) can pay off big down the road.
As someone who lives and works in Katy, I’m genuinely excited about this community. It has all the signs of becoming one of those neighborhoods people wish they had bought into sooner.
