Westin Homes is a major builder that consistently ranks high for buyers who desire homes with a modern, luxurious feel. Their signature curved staircases, rotunda ceilings, and attention to detail make their homes stand out the moment you walk in.
Below you’ll find my honest take on what Westin brings to the table in Grange and whether they might be the right fit for you!

First and foremost, I don’t work for Westin, and they didn’t ask me to write this review.
I also include this next part on every post that I write, so I apologize if you’ve read it before lol.
Before becoming a realtor, I worked for a new home builder in Katy, which is where the majority of my knowledge of new construction homes comes from. Even after leaving and becoming a realtor, I’ve exclusively sold new construction homes. This means that I’ve worked with almost every builder that you can think of, attended dozens of walkthroughs, reviewed countless inspection reports, carefully read thousands of pages of builder contracts, and collectively saved my clients hundreds of thousands of dollars.

I’ll cover a few FAQ’s related to amenities, schools, taxes, and HOA in Grange before diving into the pros and cons of Westin Homes.

What amenities does the community have?
If you purchase a Westin home in Grange, you’ll have VIP access to phenomenal planned amenities. Once complete, they’ll include a:
12,000 square foot Harvest Hall Clubhouse
Community room
Co-working space
Fitness center
Resort-style pool
Event lawn
Covered pavilion with 6 pickleball courts
What schools will my Westin home be zoned to?
Westin Homes in Grange is zoned to Katy ISD, which is one of the top districts in the state. Right now, the designated schools are:
Robertson Elementary School
Katy Junior High School
Katy High School
In the future, there are plans for a brand-new elementary and middle school right inside the community.
What is the tax rate and HOA fee?
Tax Rate: 3.26%
HOA Dues (as of Fall 2025): $1,320 per year
The tax rate and HOA are on the higher side, which is something to think about long-term. However, the HOA dues reflect all the attractive amenities that are planned, and the tax rate is pretty standard for a new master-planned community in a great school district.
Expert Review: Pros and Cons of Westin Homes in Grange
Pros:
✅ Stunning floor plans and features. With their spiral staircases and famous rotunda ceilings, Westin homes are simply drop-dead gorgeous. No other builder in Grange builds homes this visually stunning.
✅ Strong reputation for quality. Westin is well known for being among the best “luxury” builders. Although you will still need to obtain a third-party inspection, you can feel confident in the quality of your home.
✅ Big discounts on homes. Westin is quick to slash their home prices when inventory homes sit on the market longer than expected. This is a huge advantage for buyers with savvy realtors.
✅ You can use your own lender. Westin is one of the VERY FEW builders who doesn’t require you to use an in-house lender (they don’t actually have one, but the salesperson may suggest using their favorite/preferred lender). So if you already have a pre-approval from a lender that you trust, you can stick with them.
Cons:
❌ Low incentives. I HATE the way that Westin provides incentives to buyers. Let’s say a Westin home is marked down to $500,000, but the original price was $550,000. If you want to purchase the home for $500,000, they don’t offer ANY incentives at all because you’re “already getting” a $50,000 discount.
But if you’re willing to increase the price up to $525,000 for example, then they’ll give you $25,000. If you want incentives, they want you to pay more for the house, and that’s just weird. However, as an experienced negotiator, I’ve been able to get Westin to approve additional incentives for my buyers. It’s always like pulling teeth though!
❌ Questionable customer service. I’ve worked with several amazing Westin salespeople in my career, but I can’t say I’m the biggest fan of one who works in Grange. On the day I visited, he was way more interested in chatting with a friend than actually helping me. The bigger red flag was the way he answered my questions. In my experience, trustworthy people provide direct answers. I only asked him a few questions, but he answered them like a politician. He danced around the actual answers and tried to make things sound better than they were. When my clients and I come across a salesperson like this, I have a very specific way of handling the transaction so that my client is protected.
❌ Blinds, fridge, and washer and dryer not included. Even when these things aren’t included with a home, I always attempt to work them into the contract for my clients. It’s just more convenient to move into a home that already has blinds, a fridge, and a washer and dryer. With Westin however, I can’t negotiate for these items because they don’t keep them in stock at all.
Stunning
The super high ceilings automatically make this Westin home in Grange feel modern and luxurious.
My Honest Opinion
My personal philosophy is that I wouldn’t advise a client to buy a home that I wouldn’t buy myself. So would I buy a Westin home in Grange? Yes.
For a client who wants to purchase a Westin home in Grange, I’d overcome the cons above by negotiating for better incentives, having them set aside money for blinds and appliances early, and by carefully navigating our interactions with the salesperson. But because of the quality, value, and show-stopping homes, my expert opinion is that purchasing a Westin home is a great choice!
